Lake Nona West Opening: What Residents Should Expect

For a decade, the Lake Nona errand map has been a workaround. Target meant Narcoossee to the 417, or a longer run to the Airport Boulevard store. A Barnes & Noble stop was a Waterford Lakes decision, not a Saturday one. Sephora meant the Florida Mall. Residents in Laureate Park, Eagle Creek, VillageWalk, and Nona Park learned to batch these trips because the community was designed around a medical campus and a town center, not a full-service retail spine.

That workaround is ending this summer, and the more interesting story is not the tenant list. It is what a walkable 54-acre center on Lake Nona Boulevard does to the shape of a resident's week once Town Center, Boxi Park, Dockside, and a new anchor start pulling in different directions.

The Opening Sequence, In Order

The public timeline has shifted a few times, so it is worth putting the moving pieces in one place. Tavistock's own release describes a phased opening rather than a single ribbon cutting, and the sequence matters more than the total square footage.

The 405,000-square-foot walkable center sits along Lake Nona Boulevard east of Boggy Creek Road, is scheduled to open in May 2026, and the four newest additions of Drybar, Just Salad, Gloss Nail Co., and Kilwins Ice Cream add another 8,078 square feet on top of the 317,000 square feet previously announced under a 149,247-square-foot Target anchor. Homesense is slated to open first, Target follows in summer, and the balance of the tenants roll out through the end of the year. Cañonita, the first restaurant confirmed for the project, is a later story. It will occupy a 9,321-square-foot space at 5947 Lake Nona Blvd, with Tavistock Development investing $4.5 million in the buildout, and it is targeting a late 2026 opening.

Read the table again with a resident's eye. The first six months of the center are a home goods, groceries, and books opening. The dining component arrives last. That order changes how the space gets used before it is fully populated.

The Roundabouts Will Land Before The Retail Does

The piece of infrastructure most residents will feel first is not a storefront. Tavistock has built two roundabouts in front of the plaza to keep traffic flowing on Lake Nona Boulevard, and the company plans to offer Beep autonomous shuttle rides to help reduce local traffic. Anyone who has sat through the Narcoossee corridor during a school-year afternoon understands why the road design matters as much as the tenant mix.

Context: Florida Department of Transportation data cited by News 13 shows an average of 38,000 cars per day on Narcoossee Road between State Road 528 and the Osceola County line in 2022. A retail center of this size, positioned on Lake Nona Boulevard rather than Narcoossee, is a deliberate attempt to pull short-trip volume off the corridor that already carries the community's medical, school, and commuter traffic. Whether that works depends on how quickly residents adjust their default route to Publix, to school pickup, to the airport.

Where The Week Reorganizes

The interesting question is which weekly habits move and which do not. Here is a resident-level read on what Lake Nona West absorbs, based on what is opening and where it sits:

  • The Target run. No longer a 417 decision. This is the change that ripples through every household in Laureate Park, Isles of Lake Nona, and Storey Park.
  • The gift and home refresh trip. Homesense plus Barnes & Noble in one stop covers the corner of the errand list that previously meant Winter Park Village or Waterford Lakes.
  • The workout wardrobe and gear stop. Dick's, Golf Galaxy, and Nordstrom Rack collapse a category that used to require a Millenia trip.
  • The Saturday coffee and casual bite. This one does not move, at least not in 2026. Foxtail Coffee at Town Center, Canvas on the Laureate Park waterfront, and Boxi Park's food stalls still own the sit-down weekend rhythm because the Lake Nona West dining lineup arrives later in the phasing.
  • The Sunday morning market. Dockside continues to hold this. The Dockside summer market runs on scheduled evenings with the community programming Lake Nona has been building around the waterfront.

The pattern: transactional errands move west. Social, waterfront, and food-forward routines stay east and central for at least another season.

Cañonita Is A Signal, Not Just A Restaurant

The size and cost of the Cañonita buildout are worth paying attention to, because they tell you something about how Tavistock is positioning the center. The reported $4.5 million investment is larger than the $3.5 million reportedly being spent on a new Seasons 52 location in Winter Garden, which gives some perspective on the size and quality level Tavistock may be targeting with Cañonita in Lake Nona West. The concept has been a fixture at The Venetian in Las Vegas for more than 25 years, and the Lake Nona location is a 9,300-square-foot flagship.

That is a very specific bet. It says Lake Nona West is not meant to compete with the Loop or Waterford Lakes on price and volume. It is meant to hold its own against Winter Park's Park Avenue and Dr. Phillips' Restaurant Row on evening spend. For residents who have watched Chroma, Bacan, and Canvas anchor the higher end of local dining, Cañonita is the first outside operator willing to plant a flagship on that positioning.

The Mural Program Is Doing Real Work

It is easy to skim past the public art headline. Do not. Miami-based studio Chalk & Brush, founded by Cuban-born artist Cinthia "Cynno" Santos, will create 30 murals throughout the development in what is described as the studio's largest installation to date, with the artwork integrated across buildings and pedestrian corridors and drawing inspiration from Central Florida's native wildlife, plant life, and diverse communities.

Thirty murals across a 54-acre footprint is a wayfinding decision as much as an aesthetic one. In a shopping center with no traditional department store facades to orient by, the murals become the landmarks residents will use to give directions. "Park by the heron wall." "Meet me at the palm mural near Kilwins." That is how a district becomes a place people talk about instead of an address they drive to.

Two Details Worth Knowing Before You Get There

Two operational specifics that will matter within the first few visits:

The center will include 20 Level 3 EV chargers in collaboration with Mercedes-Benz High-Power Charging, offering charging speeds of up to 400 kW that allow some vehicles to recharge in about 20 minutes. For a community that has already leaned into EV infrastructure at Town Center, this closes an obvious gap. A full charge during a Target and Homesense stop is now a real workflow.

The open-air district blends storefronts with public art and flexible social spaces, and a custom art program will add murals and features alongside pocket greens and hardscaped plazas that support pop-up events. Translation: expect Tavistock to program the plazas the way it programs Boxi Park. If the Boxi model holds, residents will see live music, seasonal markets, and community nights layered on top of the retail from the start.

What Does Not Change

For all the reshuffling, a few Lake Nona routines are staying put through 2026 and probably longer.

Nona Adventure Park keeps the family Saturday. The park offers the inflatable Aqua Park, an Obstacle Course, the Nona Wake Cable Park, a 60-foot Climbing Tower with ropes courses and rock walls, Tot Town, and kayaking and paddleboarding. Nothing at Lake Nona West competes with that.

Boxi Park keeps the Friday night and Sunday afternoon. The container-village model, live music, and the existing Cañonita Street Taqueria stall inside Boxi are not going anywhere. There are currently no plans to close the Boxi Park Cañonita location when the flagship opens.

Race weekends still route through Adventure Park and Boxi. The Tri-Nona Triathlon sprint course begins with a lake swim at Lake Nona Adventure Park, and the bike route travels through Lake Nona and reaches Boxi Park, which serves as a transition area and the center for post-race activities.

And the medical campus continues to expand on its own timeline. A new AdventHealth hospital in Medical City is expected to open in November 2026, significantly increasing access to healthcare services for residents in Lake Nona and surrounding communities. That is a separate story with its own effect on daily life, but it matters here because it reinforces that Lake Nona West is one of three centers of gravity, not the new center.

The Resident-Level Takeaway

The honest read on Lake Nona West is that it is not adding a shopping option so much as it is dividing the community into functional zones. Town Center holds the medical, coffee, and quick-service anchor. Dockside and Boxi Park hold the water, the markets, and the evening social rhythm. Lake Nona West absorbs the errands that used to require leaving the community. By late 2026, when Cañonita opens and the last tenants phase in, the district will have a full dinner-and-a-mural evening on offer that did not exist before.
